Picking a contractor is the single biggest decision in your build. Here is how to separate the reliable from the risky.
Start with proof, not promises
Every contractor will tell you they deliver quality on time. The ones worth hiring can show you — completed projects you can visit, clients you can call, and a paper trail of approvals and certifications. Before you discuss price, ask to see three finished builds similar to yours and speak to those owners directly.
Check the things that fail quietly
Structural shortcuts and poor waterproofing rarely show up at handover — they show up two monsoons later. A trustworthy contractor will happily walk you through their concrete grades, curing practice and waterproofing approach. Vagueness here is the loudest red flag there is.
Insist on a transparent contract
A clear scope, a fixed payment schedule tied to milestones, and a defined snag-and-warranty period protect both sides. If a quote is dramatically cheaper than the rest, the difference is usually hiding in the materials or the fine print.
The bottom line
Choose the team that communicates clearly, documents everything and treats your budget as a shared responsibility. Precision and honesty cost a little more up front and save a great deal later.
